Septic Tank Pumping

When a septic tank is emptied, a vacuum truck pumps the accumulated sludge out of the tank. How often the septic tank must be emptied depends on the volume of the tank relative to the input of solids, the amount of indigestible solids, and the ambient temperature (because anaerobic digestion occurs more efficiently at higher temperatures), as well as usage, system characteristics and the requirements of the relevant authority. Some health authorities require tanks to be emptied at prescribed intervals, while others leave it up to an inspector’s decision. We recommend septic tank pumping every 3-5 years with a family of four. Older systems require more frequent pumping to maintain their grandfather status. An older system with an undersized tank that a large family uses will require much more frequent pumping than a new system used by only a few people.

Septic Repairs and Maintenance

A septic system is a significant component of a functioning home or business that is often “forgotten about.” It’s just like your furnace or appliance in your home. It needs to be maintained to continue working properly and keep operating costs to a minimum.

We recommend that you have your septic system inspected annually to ensure everything is working as it should, avoiding that awkward situation where your toilets are baking up because your house is full at Christmastime!

What We Check:

  • Pump operation
  • Floats
  • Tank condition
  • Level of contents: Should be 1/3 each
    • Crust
    • Water
    • Sludge

*If there is less than 1/3 water, then the tank may need to be pumped

  • Clean and inspect the filter
  • Drain field

Purchasing a Home and Having a Home Inspection Done?

Be sure to ask if a septic inspection was completed. Most home inspectors don’t even look at the septic system. Avoid moving into a new home to find out you need a new $10,000 system by hiring a qualified inspector before you make the purchase!
